Mona Mahal is a Senior Director at Ankura, based in New York. With more than 15 years in both project management and construction, Mona brings extensive experience in capital project management, from planning through project closeouts. In addition to project and construction management, she has expertise in forensic analysis and dispute resolution involving architectural standard of care claims and claims involving impact/damage, project delay, design errors, scope changes, and construction failures.

 

Experience

Her career has involved construction documents coordination, project management, and construction administration of large-scale residential projects, corporate offices, and landmark bio-medical buildings with more than three million square feet of space. Mona has led project monitoring of new construction projects providing on-site field observations during construction for architectural scopes of work. She also has led on-site evaluation for building conditions, damage assessment, and rehabilitating of existing structures.

Well versed in building codes, zoning analysis, and city ordinances, Mona has provided advisory services in third-party constructability reviews of construction documents for high-rise residential and healthcare projects. Mona has led pre-construction, construction, and operations meetings with all parties, and has managed resolution and value engineering reviews

Mona has also worked with a national home developer on large multi-family developments and has experience in design and construction of wood-framed structures.

Mona’s professional experience includes:

  • Claim Assessments, Multiple Clients: Hired by general contractors to analyze design errors, omissions, and changes, as well as the impact of scheduling and construction sequencing on projects including a $110 million performing arts center and a train station renovation. Mona performed a detailed review of construction documents, shop drawings, change documents, and steel detailing submittals.
  • Project Manager, Corporate Offices: Provided both project management and construction administration services on the renovation and expansion of 230,000 square feet of office space in New York. The project included the moving of more than 1,200 employees in a three-story space through three construction phases as well as relocating staff from regional offices and merging workers from the firm’s acquisitions into the new and reconfigured central location.
  • Constructability Review and Project Monitoring, High-Rise Condominium: Led the team performing third-party architectural constructability (peer) review for a national developer of a 750,000-square-foot building with more than 350 units, including review of construction documents for code, constructability, and errors and omissions.
  • Project Monitoring, New Construction High Rise Condominium: Led the team responsible for third-party on-site observations during construction including evaluation of non-conforming work and close-out of corrected work.
  • Project Management and Construction Administration, University Medical Campus Flood Mitigation: Served as a project manager for New York University’s flood-mitigation design for hospital buildings and campus, efforts that included collaborating with multiple design teams, construction managers, contractors, and sub-contractors to ensure proper sequence of construction and staying on schedule.
  • Punchlist Review, High-Rise Condominium New Construction: Evaluated the punch lists and cost estimates of issues prepared by the developer and design professionals of record to address such issues as construction defects, building envelope, water intrusion damages, pending work, and scope of work changes.
  • Constructability Review, Government Building: Led the team and performed the architectural peer review of the $145 million renovation for the NY State Office of General Services. These efforts included assessing the design development and construction documents for code, constructability, and errors and omissions, as well as coordinating with other design disciplines, the design team, and construction Manager.
  • Building Assessment, High-Rise Condominium: Investigated the building’s condition, analyzing deficiencies in building and ADA codes as well as in repairs to building systems and facades. Mona then generated estimates for the costs to cure and prepared a report for litigation support.
  • Construction Delay Analysis, Infrastructure: Performed a schedule-delay analysis on the Jefferson Bridge project in the Village of Mamaroneck in New York, efforts that included document analysis and preparing documents for mediation.
  • Claims Assessment, High-Rise Condominium Buildings: Provided litigation support on classification and constructions issues for a national developer, efforts that included building code analyses, finding repair alternatives, and reviewing cost-to-cure estimates.
  • Constructability Review, High-Rise Condominium New Build: Led the team and performed zoning and architectural constructability (peer) review for the owner of a 26-story residential tower in coordination with other design disciplines, the design team, and the construction manager.
